How to Read the SORA Chart
This chart shows where 1M, 3M and 6M compounded SORA may be in the interest rate cycle. An upward trend usually points to a rising rate environment, while a downward trend may make SORA-pegged home loan packages more attractive if bank spreads remain competitive.
1M SORA usually reacts faster and may fluctuate more in the short term. 3M SORA tends to be smoother, which is one reason many banks use it for SORA-pegged home loans. 6M SORA usually adjusts more slowly and may lag when rates are rising or falling.
When comparing packages, look beyond the benchmark rate. Your actual mortgage rate also depends on the bank’s spread, lock-in period, free conversion terms and repricing options.

What Is SORA - Singapore Overnight Rate Average
SORA, or the Singapore Overnight Rate Average, is a transparent and robust benchmark interest rate used for many floating-rate home loans in Singapore. It reflects the volume-weighted average rate of borrowing transactions in the unsecured overnight interbank SGD cash market between 8.00am and 6.15pm.
SORA has replaced SOR and SIBOR as the main benchmark for Singapore dollar loan products. The Monetary Authority of Singapore (MAS) has calculated and published SORA daily since 2005.
For home loans, MAS also publishes compounded SORA rates over 1-month, 3-month and 6-month periods. Banks usually refer to these instead of using a single overnight SORA rate. These compounded SORA rates provide reference points for different SORA-pegged loan packages.

How SORA Affects Your Home Loan Rate
SORA affects many floating-rate home loan packages in Singapore because the mortgage rate is usually calculated as compounded SORA plus a bank spread.
For example, a package may be priced as 3M SORA + 0.20%. If 3M SORA is 1.08%, the indicative interest rate would be 1.28%, before considering other package terms.
What this means: Your monthly repayment may move when SORA changes. In a rising rate environment, a SORA-pegged package can become more expensive over time. In a declining rate environment, it may become more attractive if the bank spread remains competitive.
However, the benchmark rate is only one part of the decision. You should also compare the bank spread, lock-in period, free conversion terms, repricing options, legal subsidy clawback and refinancing flexibility.
Your overall affordability still depends on TDSR and MSR, LTV, income, existing debts and the loan tenure assessed by the bank. You can use our mortgage calculator to gauge your monthly repayments for your desired loan amount.
SIBOR vs SORA - Why was there an industry-wide transition to SORA
Singapore moved from SOR and SIBOR to SORA to use a more transparent, transaction-based benchmark for Singapore dollar loans. For borrowers, the key point is that floating-rate home loan packages are now usually compared using compounded 1M, 3M or 6M SORA plus the bank’s spread.
