What this means
Your monthly repayment should be assessed together with your income, existing debts and property type. For HDB purchases, banks typically assess repayment using MSR. For private properties, TDSR is usually the main income-based limit. Your property value and applicable LTV limits will also affect the maximum loan amount you can take.

Adjusting your loan tenure, interest rate or loan structure can make a meaningful difference to your monthly repayment. As rates change over time, it is worth checking your options before committing.

What Affects Your Monthly Mortgage Repayment

Your monthly mortgage repayment is mainly driven by your loan amount, interest rate and loan tenure. The calculator gives you the monthly figure, but understanding what moves that figure helps you decide whether the loan feels comfortable - and what to adjust if it does not.

1. Loan Amount

A higher loan amount increases your monthly repayment and total interest paid. Your loan amount is usually shaped by the property price, downpayment, CPF usage and applicable loan-to-value (LTV) limits.

2. Interest Rate

Interest rate has a direct impact on your monthly home loan repayment. Fixed-rate packages provide more stability, while floating-rate packages may move with benchmarks such as SORA. If you prefer more certainty over your instalments, you can also compare fixed-rate mortgage packages in Singapore.

3. Loan Tenure

A longer loan tenure usually lowers your monthly instalment, but it also increases the total interest paid over the life of the loan. If there are multiple borrowers, your maximum tenure may also depend on your Income Weighted Average Age (IWAA).

4. Property Type and Loan Package

Property type does not change the repayment formula, but it affects how banks assess your loan and the packages available to you. Banks may offer different home loan packages for HDB flats and private properties, while HDB purchases may be subject to MSR and private properties are usually assessed mainly using TDSR and LTV limits.

Beyond the rate, loan features such as lock-in period, free conversion, prepayment flexibility and waiver due to sale can also affect your overall cost and flexibility. You can read more in our loan features guide.

Mortgage Amortisation - How Your Loan Is Repaid Over Time

Mortgage amortisation shows how each monthly repayment is split between interest and principal. In the early years of a home loan, a larger portion of your repayment usually goes towards interest. Over time, more of each payment goes towards reducing your outstanding loan balance.

How to Read Your Amortisation Schedule

After using the calculator, review the amortisation table below your results to see how your loan balance reduces over time. The table helps you understand how much interest you may pay, how quickly your principal reduces, and whether a shorter tenure or partial repayment could lower your total cost.

Key things to look out for
  • Interest portion: Usually higher in the early years of the loan.
  • Principal repayment: Gradually increases as the outstanding loan reduces.
  • Outstanding balance: Shows how much of the loan remains after each period.
  • Total interest: Helps you compare different loan tenures and interest rates.

If the total interest looks high, you may want to compare a shorter tenure, different loan structure, or refinancing options. A lower monthly repayment is useful, but also check how it affects the total cost of the loan.

What This Means for You

Your monthly mortgage repayment is only one part of the decision. A lower instalment may feel easier to manage, but it can also mean a longer loan tenure and higher total interest over time.

Do Not Look at Monthly Repayment Alone

A longer tenure can reduce your monthly home loan repayment, but the total interest paid may be significantly higher. Use the repayment figure together with the amortisation schedule to understand both your monthly cash flow and long-term cost.

Check Whether the Repayment Is Comfortable

Banks assess your loan using rules such as TDSR and MSR. Your loan eligibility matters, but that does not always mean you should borrow the maximum. Your repayment should still leave room for daily expenses, savings, emergencies and possible rate changes.

Compare Loan Structure, Not Just Rates

The lowest rate may not always be the best package. Lock-in period, free conversion, repricing flexibility, waiver due to sale and refinancing options can affect your overall cost and flexibility. We explain these features in detail in the loan features explained section of our private home loan guide.

A smarter way to review your repayment
  • Step 1: Check your estimated monthly repayment.
  • Step 2: Review total interest and total repayment.
  • Step 3: Compare different interest rates and tenures.
  • Step 4: Assess whether the repayment is comfortable, not just technically eligible.

The right home loan should support your cash flow, reduce unnecessary interest cost and fit your longer-term financial plans. If the numbers are tight, adjusting your loan structure early can make a meaningful difference.
